Who qualifies for a VAT reclaim?

In order to qualify for a VAT reclaim from HMRC under VAT431 you must have created a new dwelling. This can take the form of a new build or the conversion of a previously uninhabited property. This covers everything from the conversion of barns, churches and chapels to offices, restaurants, or windmills - provided that the building was not previously lived in.

There is also the opportunity to reclaim VAT if you have re-instated a derelict dwelling. The property must have been empty for at least 10 years prior to the commencement of your work, and you must be able to produce a paper trail to support this.

Are there any restrictions?

There are certain restrictions that apply to the VAT431 government scheme. The three main restrictions are:

Your intentions for the property
Its ability to be sold on the open market without restrictions (such as planning restrictions, who can live there, when you can live there or access restrictions).
If the property is a workers' dwelling or is linked to a business of any type.
